Highlands Ranch

Most of the housing stock went up between the early 1980s and the 2000s. That means a consistent set of construction methods, and a consistent set of things that need attention thirty years on. Douglas County permitting

Anything structural or raised generally needs a permit. We pull it and schedule the footing inspection. Knowing what their reviewers want to see before submitting is the difference between a two week approval and a two month one.

Frost depth and soil

Footings go below frost depth, and that depth changes as you move west toward the foothills. Soil changes with it. Both decide how a deck gets supported, which is why we come look instead of quoting off a photo.
