The ledger is the whole story

Most deck failures are not the boards. They start at the ledger, the board that bolts your deck to the house. If it went in without flashing, water has been running behind it for years. New boards hide that and make the repair worse later. We pull a board and look before quoting a resurface.

Composite from TimberTech, Trex, Deckorators, and railing from Fortress Railing. We'll bring boards out so you can see them in your own light, colour reads completely differently on a north-facing deck at altitude than it does in a showroom.

Questions we get

Can you just replace the boards?

If the framing and ledger are sound, yes. That is good value. We check first, because resurfacing over a rotted connection spends money on the wrong problem.

Composite or wood?

Composite costs more up front and less over time. Wood costs less and needs staining every year or two. Both are fine. At altitude, UV is harder on both than people expect.

How long does a rebuild take?

Usually one to two weeks on site once materials arrive. Footing inspections drive the schedule more than the building does.

Do I need a permit in Highlands Ranch?

Usually yes for anything structural or raised. We pull it through Douglas County. Skipping it causes problems when the house sells.

H Exteriors works out of Highlands Ranch and across the Denver metro and foothills. Frost depth, soil type and how each municipality reviews a permit all change by a few miles out here, knowing that is most of what keeps a project on schedule.
